Once you are happy with the drawings we will submit to your Local Authority Planning Department for approval. We will liaise with planners as required throughout the decision process and keep you updated along the way.

Our invoice for the Planning element will be payable at the time of submission.

Once the relevant planning approvals are in place we will work drawings up to include construction detail and a building specification in accordance with the latest UK Building Regulations. We will then make the submission to your local authority Building Control Department for plan approval.

We offer in house Structural Design and will therefore provide design calculations and details as required by Building Control inclusive of our fee. If necessary we would also make a submission to Severn Trent to build over or close to any public sewers at this stage.

Our invoice for the Building Regulation element will be split into 2 payments, 50% at the time of submission and the remaining 50% once plan approval has been granteed.

Advice on serving Party Wall Notices to your Neighbours:

We will provide you with a package including an information booklet and letters to all necessary neighbours for you to serve the necessary notices under the Party Wall Act. This service is inclusive of our fee.

In House Structural Design:

All structural calculations are carried out in house allowing us to keep costs down and speed up the application process. We are happy to provide a calculation only service and work alongside your Architect / Builder.

Project Management:

We can tailor you package to include project management of your build; this would include tendering your project to a minimum of 3 contractors. We are happy to work alongside contractors of your choice or provide recommendations. Once a contractor has been selected weekly site visits would be carried out to oversee the build through to completion.

INTERNAL ALTERATIONS:

• Removal of load bearing walls – Site visit/survey and design of 1 No steel beam: £175.00

• The design of any additional steel beams will be charged at £50.00 per beam.

• These fees include construction details and the submission of a building notice application to your local authority building control department.
